RE:          Agenda Item #8 – Palisades Commercial Property, Inc. – 882 Valley Road – Proposed Rezoning from M-2 to M-1, M-2 to R-2, and R-2 to M-1



Palisades Commercial Property / McMahon Associates is requesting a rezoning at 882 Valley Road.  Please reference the attached maps. 

Palisades commercial property proposes a rezoning for:

·          M-2 to M-1: To “clean up” the zoning on the property, so the property has a single zoning district as opposed to two zoning districts – M-1 Light Manufacturing and Office District and M-2 Heavy Industrial.

·          R-2 to M-1: To make a non-conforming industrial drive-way in an R-2 Suburban Residential District conforming.

·          M-2 to R-2: This application also proposes down zoning an area fronting on Baldwin Court from M-2 Heavy Manufacturing to R-2 Suburban Residential to create a single-family lot.


Findings of Fact

1.       This rezoning application is consistent with the 2005 Update to the Town of Menasha 2003 Comprehensive Plan, which designates these areas as Low Density Residential and Industrial.

2.       This proposal is compliant with Winnebago County/Town Zoning Code Chapter 17.05 R-2 Suburban Residential District and Chapter 17.17 M-1 Light Industrial and Office District.

3.       Property owners within 300 feet have been noticed by mail.


Staff Recommendation

Staff recommends approval of the proposed rezoning request by Palisades Commercial Property, Inc.;

·          from M-2 Heavy Industrial to M-1 Light Industrial and Office,

·          from M-2 Heavy Manufacturing to R-2 Suburban Residential,

·          and R-2 Suburban Residential to M-1 Light Industrial and Office located at 882 Valley Road.
