RE:          Agenda Item 6 – Landscape Plan & Building Elevations – Lake Breeze Condos

Overview

The applicant has submitted a Landscape Plan and building elevations for 2 condos for the Lake Breeze development.  As stated in the Conditional Use Permit approved by the Town Board on October 24, 2005, the Landscape Plan and building elevations shall be approved by the Plan Commission. 

 

The Landscape Plan consists of using 4-Ash, Marshall’s Seedless; 4-Ash, Autumn Purple; 12-Dogwood, Ivory Halos; 30-Yew, Spreading; 10-Burning Bush Dwarf; 5-Arboriatae (Cypress); and 10-Spirea, Goldflame.  The plan does not identify any plantings around the Detention Pond or screening from 1159 Tayco Road.

Findings of Fact

·         Staff finds that the building elevations comply with the Conditional Use Permit.

·         Staff finds that the Landscape Plan does not comply with the Conditional Use Permit.

o        Enhanced landscaping to screen the development from the property located at 1159 Tayco Road (008-0309-03) shall be provided.

o        Enhanced landscaping around the detention pond shall be provided.

Staff Recommendation                            

Staff recommends approval of the building elevations as submitted and a 30-day delay of the Landscape Plan so that the Developer can address the conditions stated in the Conditional Use Permit.
