RE:          Agenda Item 9 – Final Plat – Winding Creek Estates

Overview

The applicant is proposing a 74-lot subdivision called Winding Creek Estates.  This plat is phase 1 of the preliminary plat which was submitted.  The plat dedicated right-of-way for Irish Road and also dedicates approximately .53-acres of parkland. 

Findings of Fact

·         Staff finds that this Final Plat complies with the Town of Menasha’s Chapter 6 Subdivision Control/Planned Unit Development Ordinance.

·         Staff finds that this Final Plat complies with the Town of Menasha’s Chapter 30 Comprehensive Plan Ordinance.

Staff Recommendation                            

Staff recommends conditional approval of this Final Plat called Winding Creek Estates with the following conditions:

·         All taxes and assessments shall be paid prior to the Town affixing signatures on the Final Plat.

·         The Developer’s Agreement shall be executed prior to the Town affixing signatures on the Final Plat.

·         The entire 3.5-acres of parkland, as conditioned in the Preliminary Plat review, shall be dedicated or deeded to the Town of Menasha prior to the Town affixing signatures on the Final Plat.
