RE:          Agenda Item 1 – Sign – Affinity

Overview

The applicant is proposing two freestanding signs for Affinity located at 740 Deerwood Ave, parcel 008-0527.  Since the property abuts two roads, the development is allowed two freestanding signs.

 

Sign #1 is proposed for the corner of County Road CB and Deerwood Ave.  The Sign face is proposed to be 13’6” x 7’5” for 100 square feet per side, which meets the Sign Section of the Zoning Ordinance.  The issue with this sign is that it is located on an area that the Site Plan labels as future development parcel.  If this future development parcel was sold, then the sign would become an off-premise sign, which is prohibited under Town Ordinances. 

 

Sign #2 is proposed near the driveway entrance.  The Sign face is proposed to be 6’ by 3’2” for approximately 20 square feet per side, which meets the Sign Section of the Zoning Ordinance. 

Findings of Fact

·         Staff finds that this Sign complies with the B-5 zoning district in the Winnebago County Town/County Zoning Ordinance.

Staff Recommendation                            

Staff recommends conditional approval of this Sign with the following conditions:

·         When the land indicated as “future development parcel” is sold, the sign at the corner of County Road CB and Deerwood shall be removed, or all references to Affinity shall be removed from the face of the sign so as to comply with Town Ordinances regarding off-premise signage.
