RE:         Agenda Item 1 – Certified Survey Map – Martenson & Eisele, Inc/Valley Gateway Development – W. of Plaza Dr. and W. American Dr.  – Proposed 2 Lot-Land Division


Martenson & Eisele have submitted a CSM on for Valley Gateway Development to create a two lot land division.  Both lots are zoned B-5 Planned Business District (Sewered Only).  Lot #1 will be used for the proposed MasterLube (conditionally approved 8/20/03); Lot #2 will be used for future commercial development.  Along the west lot line 66 feet will be used for right of way purposes – 33 feet will be reserved and 33 feet will be dedicated.  Along the southern lot line a 33 foot utility easement has been dedicated in anticipation of an Official Mapped Right Of Way that will be dedicated by the Town of Menasha along the length of West American to Irish Road.


Staff Recommendation

Staff recommends approval of the CSM as submitted.
