RE:          Agenda Item 2: CSM – McMahon Associates, Inc. – Lakeshore Dr.

The CSM off of Lakeshore Dr. is proposing to expand the southern lot line by 14.5 ft. and therefore increase the size of the lot owned by Lance Johanneson, located at 1436 Lakeshore Drive. The new Lot 1 will be 12,240 sq. ft.

Mr. Johanneson recently acquired 4.5 ft. from the adjacent property owner, Carole Gohl (1424 Lakeshore Dr.). Mr. Johanneson already legally owned 10 ft. of this adjacent lot but he still needed more property for the new home to meet setbacks. The property acquisition was needed since Mr. Johanneson recently had a new home constructed on the foundation of the existing home. The new home was still nonconforming to the side yard setback so therefore, the County mandated the land acquisition (4.5 ft.) in order for the new structure to comply with the minimum zoning setback requirement.

Staff Recommendation

Staff recommends approval of the CSM.
