RE:          Agenda Item 1: Landscape Plan – Golf Bridge II, LLC

At the April 2002 meeting, the Planning Commission recommended approval of a CUP, with seven conditions, for an extension of a multi-family apartment project off of Golf Bridge Drive. One condition mandated that the Landscape Plan be reviewed & approved by the Planning Commission. Furthermore, the Commission had a condition that there would be bushes placed between the trees on the proposed berm. Some Planning Commission members discussed the option of a fence but it was not included in any of the conditions.

At the following Town Bd. meeting, the Town Bd. added an eighth condition that there would be a fence used for screening from the adjacent single-family homes and duplexes. This condition came as a result of concerns by adjacent property owners that renters may cut through their properties. Therefore, the applicant has submitted a landscape plan with a solid 6 ft. cedar fence. At the same time, the berm and tress/bushes condition would no longer then be a required condition. As you can see from the plan, the applicant has proposed a wide variety and appropriate amount of landscaping and green space (46% of site) for the project.

Staff Recommendation

Staff recommends approval of the Landscape Plan.
