RE:          Agenda Item 2: Certified Survey Map – Martenson & Eisele (Emenecker)

The CSM off of Timber Run Dr. is proposing to combine two lots into one newly created Lot. Lot 1 will be .63 acres (27,304 sq. ft.). The existing lots are zoned R-2 (Suburban Single-Family) and the larger lot will give the property owner more flexibility (square footage) will potential future home additions or placing new accessory structures on the lot.

As was stated with a different CSM proposal last year, many of the lots on Timber Run Dr. did not have the appropriate outlot attached to it as was approved by a CSM in 1994. For example, the lot owned by Mr. Emenecker (Lot 14 or 1090 Timber Run Dr.) was supposed to have the outlot to the north attached to it. But this never occurred since it was attached to a different lot. Staff will display the “1994 intent map” and the “reality map” at the Planning Commission meeting. Staff is just providing a reminder on some of the background issues with this area. This does not affect the outcome or staff’s recommendation of the current CSM proposal.
