RE:          Agenda Item 3: Certified Survey Map – Davel Engineering, Inc. – 1420 George St.

The CSM off of George St. is proposing to split one lot into two newly created lots. Lot 1 will be 10, 147 sq. ft. and Lot 2 will be 9,652 sq. ft. Both lots are zoned R-2 (Suburban Single-Family). The CSM then allows the construction of a new single-family home on Lot 2. The owner has to either remove the garage (cannot have an accessory structure without a principal) or construct a home within one year. This statement is made under the presumption that the applicant immediately pulls a Town Building Permit (lasts 2 years) and a County Zoning Permit (lasts 1 year) after the CSM is recorded. Staff assumes that the applicant has chosen the latter since the lot was split in a way to still have the detached garage on Lot 2 conform to the zoning setback requirements.
