RE:          Agenda Item 2: Certified Survey Map – Harris & Associates (Central Temperature Equipment – 1054 American Dr.)

The CSM off of American Drive is proposing to enlarge the existing lot at 1054 American Dr. by expanding the property to the west (60.6 wide portion) and to the north (10 ft. wide portion). The property owner, Gerald Brow, owns the property to the west and has to acquire the 10 ft. wide portion from the property to the north that is owned by Audrey Keyes. The applicant recently submitted a site plan that proposed two warehouse storage additions to the existing building. Since the additions would make the building violate zoning setback requirements, Town staff recommended the CSM as one alternative solution. Town explained that a variance would not be justified for the original proposal. Furthermore, the CSM is creating a 20 ft. drainage easement along the northern portion of the Keyes property, which will allow water to flow from the detention basin to the ditch on American Dr. The large detention basin will serve as the stormwater outlet for multiple lots in this area.

Staff Recommendation

Staff recommends approval of the CSM.
